  • Take the client’s initial brief.
  • Prepare performance brief for Consultants.
  • Interview and make recommendations for appointments.
  • Manage consultants through the pre-contract stage.
  • Prepare Outline Construction programme and manage through the pre-contract period.
  • Prepare short list and interview tendering contractors.
  • Manage tender period.
  • Recommend appointment of Contractor.
  • Update Outline Construction Programme to a Contract Programme and agree with the successful contractor.
  • Manage programme through the construction period.
  • Continue liaison with the client throughout the construction period.
  • Take instructions and instruct contractor accordingly.
  • Incorporate variations into the construction programme as required.
  • Chair and minute Site meetings at intervals as required.
  • Manage the commissioning and handover of the project.
  • Manage the defects liability period.
